Electrical Estimating Services in San Francisco, California

San Francisco is the hardest place in the West to build. Your electrical bid should already know that.

The San Francisco Problem

Every San Francisco electrical job is two jobs: the one on the drawings, and the one around it. Staging on streets with no parking, hauling material up buildings with one working elevator, phasing work around tenants who never leave. The city's building stock is old, which makes retrofit and upgrade work the daily bread, and retrofit is where a thin estimate gets eaten alive by existing conditions. Contractors who bid San Francisco with suburban assumptions lose twice: once on the jobs they win wrong, and again on the reputation that follows.

What We Count on a San Francisco Electrical Bid

Service upgrades, panel and feeder replacements in occupied buildings, TI work stacked with existing-conditions surprises, and conversion projects that touch every floor. We count the demolition, the temporary power, the phasing, and every device the plans call for. On Complete, your fixture and gear quotes get chased through your vendors as your company and checked for completeness before the pricing lands in the bid.

The San Francisco Electrical Market

Downtown and SoMa carry the conversion and repositioning work as older office space finds new lives, and every one of those projects is electrical-heavy. The hospitals and universities keep a steady institutional pipeline moving. Neighborhood commercial work never stops, small in square feet and dense in logistics. And public work across the city brings prevailing wage into the labor line. San Francisco is not a big market by acreage. It is a deep one by difficulty, and difficulty is where good estimates earn their keep.

The Rules That Shape a San Francisco Electrical Bid

The city runs its own Department of Building Inspection with its own rhythms, and your bid schedule has to respect them. Your C-10 is the license behind every number you submit. Public work carries DIR registration, prevailing wage and certified payroll from line one. And the city's own rule is logistics: access, staging and hauling are real costs on nearly every job here, and a bid that ignores them is a donation. Ours never do.

The Astra 5 Point Method

Have you heard of the 80/20 rule? Estimating is only 20 percent of winning a bid in the competitive open bid market. Most contractors, and most estimating firms, focus all their energy on that 20 percent. We built our whole service around the other 80: choosing the right jobs, building relationships with the GCs, tracking results, and negotiating the win. You pay for the estimating. The rest comes with it, because it is how we keep you winning, and winning is how we keep you as a customer.

  1. Numbers Analysis. Before we price anything, we work from your numbers: your overhead, your breakeven point, your labor rate and burden, your profit target. If you do not know those rates, we show you how to find them. A bid built on someone else's numbers is a guess wearing a suit.
  2. Project Qualification. We help you choose jobs you can actually win AND make money on. Example: if your breakeven is 55 dollars an hour and the market history on a project type shows it goes at 45, we will call you and tell you not to bid it, because you would be upside down before the first day of work. The next job, where the market allows 65, is the one worth your bid.
  3. Relationship Building. We track down the full bidders list so your bid reaches every GC bidding the project, then we call each one, as your company, to build the relationship and make you their new favorite. We win more second-place jobs than first because of these relationships.
  4. Professional Estimating. Every estimate is taken off piece by piece, so your company can job cost against it and know exactly where the money is. Scope letter with includes and excludes, quoted items to your suppliers, everything reviewed with you before bid day. Your letterhead, your name. No one ever knows you bid with an outside estimating company.
  5. Results and Bid Tracking. We call for bid results and track them so patterns form, then we work the negotiation for you, with your approval on every number. We get bid results about 80 percent of the time. Most contractors never find out why they lost. Our customers do.

The Win Ratio Ladder

In the most expensive place in the country to chase work, winning one bid in fifteen or twenty means the losses land on every award. Our customers get to one in five, some to two in five, and the math flips from bleeding to building. San Francisco punishes waste. Stop wasting bids.

Industry Standard

Before Astra: most contractors win 1 in 15 to 1 in 20 bids. That is a 5 to 7 percent win rate.

1 in 5 = 20%

our customers typically get here quickly

2 in 5 = 40%

where we push next

3 in 5 = 60%

where bid tracking and relationships take you

Winning 1 in 5 instead of 1 in 20 does not just mean more work. It means every dollar you spend bidding buys four times the revenue.

How It Works for San Francisco Contractors

  1. We Quote You the Hours. Plans in, hours quoted for the services you select.
  2. You Approve the Cost Quote. Nothing starts without your yes.
  3. We Build the Bid. Priced for the job on the drawings and the one around it.
  4. Follow-Up and Negotiation. We chase the bid results until they come back.

San Francisco Electrical Estimating FAQs

Do your estimates price city logistics?

Yes. Staging, access and phasing carry real cost in San Francisco, and they go in the number from the start, not the change order later.

Can you handle occupied-building retrofit bids?

Constantly. Phased work in occupied buildings is its own discipline, and our counts treat it that way.

Do you cover prevailing wage city work?

Yes. DIR prevailing wage labor is built in from line one on public bids.

How fast can I get a number?

Most estimates run 24 to 48 hours depending on complexity and the first come first serve queue, hours quoted before we begin.
