The San Jose Problem

Nobody compresses a construction schedule like a tech company. San Jose electrical contractors bid tenant improvements and campus work where the owner wants occupancy yesterday, the drawings are dense with power and data, and the addenda keep coming right up to bid time. Working that market with one in-house estimator means choosing between speed and accuracy on every single invitation. That choice is exactly what loses money. The Valley pays contractors who deliver both, and both is what a dedicated estimating company is for.

What We Count on a San Jose Electrical Bid

Power-dense floors, equipment connections, lighting packages built around controls, and the endless device counts that tech interiors carry. Gear and fixture quotes get chased through your vendors as your company on Complete, and every vendor return gets checked for completeness before its pricing touches your bid. Ground-up commercial, campus retrofit, lab-grade space: if the plans show it, the count includes it.

The San Jose Electrical Market

North San Jose and the campus belt run the heavy TI flow, buildings that flip from one tenant's world to another's on tight timelines. Downtown carries commercial and institutional projects with a public-work layer that brings prevailing wage into play. The industrial edges of the South Bay keep feeding data-heavy and equipment-heavy electrical scope. And every job in this market shares one trait: the spec was written by people who sweat details, so the bid has to be built by people who do too.

Where We Work in San Jose

Serving San Jose contractors and the surrounding metro. Every estimate is prepared from our office in Tallmadge, Ohio.

We also estimate for contractors in Sunnyvale, Santa Clara, Milpitas, Cupertino, Mountain View, Campbell, and the communities around San Jose.

The Rules That Shape a San Jose Electrical Bid

Your C-10 defines the scope your company carries, and Valley GCs read bids with that in mind. Title 24 energy requirements reach deep into lighting and controls scope on almost every project here. Public work runs on DIR registration and prevailing wage, priced from the first line. And the unwritten rule is schedule: a number that arrives late in this market might as well not arrive. We build San Jose bids to all four.

The Astra 5 Point Method

Have you heard of the 80/20 rule? Estimating is only 20 percent of winning a bid in the competitive open bid market. Most contractors, and most estimating firms, focus all their energy on that 20 percent. We built our whole service around the other 80: choosing the right jobs, building relationships with the GCs, tracking results, and negotiating the win. You pay for the estimating. The rest comes with it, because it is how we keep you winning, and winning is how we keep you as a customer.

  1. Numbers Analysis. Before we price anything, we work from your numbers: your overhead, your breakeven point, your labor rate and burden, your profit target. If you do not know those rates, we show you how to find them. A bid built on someone else's numbers is a guess wearing a suit.
  2. Project Qualification. We help you choose jobs you can actually win AND make money on. Example: if your breakeven is 55 dollars an hour and the market history on a project type shows it goes at 45, we will call you and tell you not to bid it, because you would be upside down before the first day of work. The next job, where the market allows 65, is the one worth your bid.
  3. Relationship Building. We track down the full bidders list so your bid reaches every GC bidding the project, then we call each one, as your company, to build the relationship and make you their new favorite. We win more second-place jobs than first because of these relationships.
  4. Professional Estimating. Every estimate is taken off piece by piece, so your company can job cost against it and know exactly where the money is. Scope letter with includes and excludes, quoted items to your suppliers, everything reviewed with you before bid day. Your letterhead, your name. No one ever knows you bid with an outside estimating company.
  5. Results and Bid Tracking. We call for bid results and track them so patterns form, then we work the negotiation for you, with your approval on every number. We get bid results about 80 percent of the time. Most contractors never find out why they lost. Our customers do.

The Win Ratio Ladder

One win in fifteen or twenty bids means the losses ride on every award, and Valley estimating hours are too expensive to spend that way. Our customers reach one in five. Some hit two in five. Each rung turns the same bidding effort into more crews working. Fast markets do not forgive slow climbers.

Industry Standard

Before Astra: most contractors win 1 in 15 to 1 in 20 bids. That is a 5 to 7 percent win rate.

1 in 5 = 20%

our customers typically get here quickly

2 in 5 = 40%

where we push next

3 in 5 = 60%

where bid tracking and relationships take you

Winning 1 in 5 instead of 1 in 20 does not just mean more work. It means every dollar you spend bidding buys four times the revenue.

How It Works for San Jose Contractors

  1. We Quote You the Hours. Plans in, hours quoted for the services you select.

  3. We Build the Bid. Fast enough for the Valley, protected enough for you.
  4. Follow-Up and Negotiation. We stay on it until the bid results come back.

San Jose Electrical Estimating FAQs

Can you hit Valley bid deadlines?

Yes. Hours quoted up front, first come first serve, and addenda folded in as they land instead of blowing up your week.

Do you count lighting controls scope?

Yes. Title 24 makes controls real scope on nearly every San Jose project, and the count reflects the drawings, not a guess.

Do you price campus and TI work differently than ground-up?

We price what the documents show. TI sets carry demolition, existing conditions and phasing, and those belong in the number from the start.

What does an estimate cost?

It depends on the project and the services you pick. You get an hours quote first and approve it before any work begins.
